How the comps work

Comp data comes from public records and market data providers, not your MLS feed. That makes setup instant (no MLS integration to request), and it means you should treat the draft the way you'd treat a junior agent's first pass: review the comps, drop the ones that don't fit, and adjust the numbers before it reaches your seller.
